General Terms & Conditions

These terms and conditions apply to Bupa’s Free Services Fee Promotion. You are deemed to accept these terms and conditions when you enter into the Promotion and/or apply for an Occupation Right Agreement (ORA) to enter into this Promotion.

Bupa’s standard application terms and conditions will also apply with respect to any applications for an ORA entered in connection with this Promotion.

The Promoter is Bupa Retirement Villages Limited (Bupa) of Level 2, 109 Carlton Gore Road, Newmarket 1023.
The Promotion is available to all new prospective residents, who enter an application for an ORA for a serviced apartment which is available at Bupa’s Merrivale Retirement Village (Participating Village) during the Promotional Period (as defined below).
A resident will not be considered as a “new prospective resident” if they have:
1. previously resided in one of Bupa’s retirement villages; or
2. a current application for a serviced apartment at the Participating Village as at the Launch Date (as defined below) of the Promotion.
Residents eligible under these terms and conditions will receive the Domestic Services Package and will not be required to pay the Services Fee (as defined in the ORA) for the Domestic Services Package for the first 24 months of the term of their ORA (Promotion). For the purposes of this Promotion, the Domestic Services Package includes weekly housekeeping, weekly linen laundry and a daily midday meal per serviced apartment, regardless of the number of residents occupying the serviced apartment.
The Promotion commences 21 August 2026 (Launch Date) and ends on 31 December (the Promotional Period).
To be eligible for the Promotion, an applicant described in clause 2, must complete full settlement of the ORA (i.e., the Entry Payment paid in full) on or before 31 March 2027.
Subject to these terms, the Services Fee will be payable by the new prospective resident from the date that is 24 months after the commencement date of the ORA and will be charged in accordance with the ORA.
This Promotion is not transferable to any subsequent ORAs entered into by you pursuant to a transfer to another Bupa village.
The free Services Fee relates only to the Domestic Services Package. Any additional services requested by the resident which are not set out in Schedule 5 of the ORA and not covered under the Services Fee remain payable by the resident at Bupa’s standard rates. Village Fees (as defined in the ORA) are payable from commencement of occupation as set out in the ORA.
This Promotion is not exchangeable for cash or credit in relation to any unused services. There will be no refund, cash or credit payable where the services have permanently ceased to be provided in accordance with the ORA.
Bupa reserves the right to amend these terms and conditions and/or extend, suspend or cancel this Promotion at any time without giving reasons. However, Bupa will honour the terms and conditions in respect of residents who have become eligible under the terms before any such amendment or cancellation by Bupa.
This Promotion is not transferable and not valid in conjunction with any other promotion, offer or discount unless agreed by Bupa.
